Hoʻopili HOA fees: dated budgets and estimates
The Hoʻopili Community Association’s 2026 budget sets the master assessment at $87.69 per lot/unit per month. Separate condominium maintenance assessments also apply to the neighborhoods below, including detached condominium homes.
These public reports give a documented starting point for budgeting. The monthly condominium figures exclude the master assessment. They are estimates for the stated budget period, not a confirmation of what a particular owner is being billed today.
| Neighborhood, budget period and source | Monthly condo estimate |

| ʻAhakea — multifamily homes Older estimate: period begins July 24, 2025; DPR effective October 1, 2025 |
$427.46–$675.07 |
The five neighborhood filings also list a $10 per unit monthly meter-reading and billing charge, with unit water and sewer usage billed separately. For Nanahea, adding its 2026 condo estimate, the master assessment, and the meter charge gives $158.40–$201.03 per month before water and sewer usage. This is a calculation from the published figures, not an all-inclusive ownership cost or current unit bill.
Release-sheet example — September 26, 2026: D.R. Horton’s Nanahea release packet lists Home 27 (Noio Plan 22) with estimated initial condo maintenance of $90.78/month, based on the March 4, 2026 budget. Adding the separately listed $87.69 master dues and $10 water/sewer billing fee gives $188.47/month before water and sewer usage. Electricity, cable and internet are also excluded. This example is not a current availability claim or an all-inclusive owner bill.
Newer release-sheet examples — September 19, 2026: D.R. Horton’s ʻAhakea attached-home release packet, based on a November 25, 2025 budget, lists estimated initial condo maintenance of $472.70/month for Home 802 (A303), $602.30 for Home 702 (B101), and $675.07 for Home 803 (C103 FLEX). Each adds $87.69 in master dues and a $10 monthly water/sewer billing fee; usage, electricity, cable and internet are extra. These are examples for the named homes, not a replacement range for every ʻAhakea phase or confirmation of current availability. Request the current unit assessment.
ʻAhakea’s broad ranges above come from an older budget period; request its current assessment before comparing it with the 2026 estimates. For every home, confirm the unit’s current statement, any special assessments, insurance obligations, and when owner billing begins. Developer-paid common expenses can temporarily affect what is charged. See the Hoʻopili HOA guide for association background; use the dated source documents here for these figures.
Compare Hoʻopili and Koa Ridge ownership costs
Compare the same home type and the same budget year. Hoʻopili’s published 2026 master assessment is $87.69 per month; the Koa Ridge master base assessment quoted in Puaola’s 2026 report is $239.34 per quarter ($79.78 per month equivalent). Condo assessments and utility inclusions differ. Use the Hoʻopili fee schedules and Koa Ridge fee schedules to compare the dated documents, then request the current statement for each unit.
What to request before buying
Before making an offer, request the current assessment statement, adopted budget, reserve study, insurance coverage and deductibles, recent meeting minutes, any special assessments, and the date owner billing begins. Ask which utilities and maintenance duties are included. A detached home can still have condominium assessments.
For a monthly ownership budget, add the unit’s actual association charges to your lender’s payment estimate, property taxes, insurance and utilities. Published fee estimates are useful starting points; they are not a forecast of future increases or a substitute for the current unit documents.
For earlier neighborhoods or phases not covered by the schedules above, obtain that association’s current unit statement. The absence of a figure here does not mean there is no fee. Master and condo documents determine which charges and maintenance duties apply.
Frequently asked questions
How much are HOA fees at Hoʻopili?
Hoʻopili’s published 2026 master assessment is $87.69 per lot/unit per month. Condo maintenance is additional and varies by neighborhood and unit. Nanahea’s 2026 estimate is $60.71–$103.34 per month, plus a $10 meter-reading charge and water/sewer usage. See the dated table above and confirm the current unit assessment before buying.
Why are there separate master and condo assessments?
The master association and condominium association have different responsibilities and budgets. Review both schedules and the governing documents to see which shared facilities, maintenance, insurance and reserves each covers. A detached building does not by itself mean there is no condo assessment.
Do these published figures equal my current bill?
Not necessarily. Developer reports disclose estimated costs for a stated budget period; an adopted budget, later amendment, special assessment or change in developer-paid expenses can affect actual billing. Request the current assessment statement for the exact unit.
Do the fees include water, sewer and internet?
Utility inclusions depend on the condominium. The five Hoʻopili filings reviewed list unit water and sewer usage separately, plus a $10 monthly meter-reading charge. Koa Ridge utility inclusions vary by phase; compare the individual schedule and service agreement.
Can association fees change?
Yes. Assessments depend on adopted budgets, reserves, operating costs and applicable documents. Request the current budget, reserve study, planned changes and any special-assessment notices rather than assuming a fixed annual increase.
How do Hoʻopili and Koa Ridge fees compare?
The 2026 master dues are $87.69/month at Hoʻopili and $239.34/quarter ($79.78/month equivalent) at Koa Ridge. The larger differences often come from condo assessments and utility inclusions. Compare current unit statements and matching budget periods rather than master dues alone.
