by D.R. Horton · Ewa Beach / East Kapolei, O’ahu

Hoʻopili is the largest master-planned community being built on Oʻahu.

Location

It sits on the ʻEwa Plain between ʻEwa Beach and Kapolei, in the area often called East Kapolei. Two Skyline rail stations are part of the plan.

The plan

Homes share the plan with schools, parks, community centers, urban farm plots and shops, so more of daily life is within walking or biking distance.

Built in phases

D.R. Horton builds Hoʻopili in phases and releases new neighborhoods over time. Some sell new homes now; the earlier ones are resale only.

What Is Ho’opili?

Size, master plan, rail and how the phases work

ʻAhakea update — September 29, 2026: Detached GenHomes are the first phase; the second phase adds townhomes and attached FLEX homes. Older detached prices below are historical, not current offers. Confirm pricing and availability by home type. Compare the two phases.

Ho’opili (also written as Hoopili) is the largest master-planned community currently under development on O’ahu. Spanning roughly 1,600 acres of the ’Ewa Plain in West O’ahu, this ambitious D.R. Horton Hawai’i project will eventually deliver approximately 11,750 homes across multiple neighborhoods — making it one of the most significant residential developments in Hawai’i’s history.

Skyline serves Hoʻopili and the airport. Trips to downtown Honolulu and Ala Moana require a connecting bus under the current service plan; use the City’s route and transfer guidance for your trip.

Situated between ’Ewa Beach and Kapolei (often referred to as “East Kapolei”), Ho’opili is designed as a transit-oriented, mixed-use community where residents can live, work, and play within walking or biking distance. The master plan calls for 5 schools, 9 parks, six planned community and recreation centers, 200+ acres of urban farm plots, and over 2 million square feet of commercial and retail space — all connected by two Honolulu Skyline rail stations.

Since breaking ground in 2016, Ho’opili has delivered thousands of homes across its first phases, with new neighborhoods releasing regularly through a lottery system. The community has become one of O’ahu’s most sought-after options for first-time buyers, military families, and anyone looking for new construction at price points below Honolulu’s urban core.

Whether you are comparing condos, townhomes, detached condominium homes, or a future affordable release, start with the current home type, release terms, and unit availability—not an older advertised price.

For any condominium purchase, have your lender check the specific project’s current financing eligibility and review the association disclosures before making an offer.

Recent Release Log

Uluwehi Red Tag offer, announced October 22, 2026: D.R. Horton advertised reductions of up to $20,000 on select Uluwehi homes for purchase agreements dated October 9 through November 1, 2026, with closing on or before December 31, 2026. The reduction is available with any lender; closing costs and other buyer fees are separate. Homes are subject to prior sale, and the builder may change or cancel the offer. Confirm the eligible home and final price in writing; do not subtract the reduction again from a listed price. Separate mortgage incentives have their own qualification and financing terms.

For current releases, request D.R. Horton’s dated neighborhood announcement and price sheet. Earlier release prices are historical and do not establish today’s inventory. See the October 28 inventory table above.

What Does a Ho’opili Home Actually Cost Per Month?

The examples below are hypothetical principal-and-interest calculations, not current home listings or lender offers. Assumptions: a 30-year fixed loan, 20% down, and a 6.5% annual interest rate.

Example price 20% down Loan amount Monthly principal + interest
$500,000 $100,000 $400,000 $2,528
$750,000 $150,000 $600,000 $3,792
$1,000,000 $200,000 $800,000 $5,057
$1,250,000 $250,000 $1,000,000 $6,321

Not a total housing payment: add property taxes, homeowners/condominium insurance, association assessments, utilities, and any mortgage insurance required by your loan. Closing costs are separate. Ask your lender for a Loan Estimate and compare it with the property’s actual assessment and insurance documents.

Advertised entries versus listed homes

The inventory table above was checked October 28, 2026. Confirm current prices and release terms with D.R. Horton.

New Construction (Developer Sales)

Use the dated table above to distinguish advertised starting prices from available-home quotes. D.R. Horton labels Alana “Sold Out” (checked October 27, 2026); confirm any remaining developer homes or resales. ʻAhakea includes multiple home types; a townhome entry price is not a detached-home quote.

For a side-by-side breakdown, read our Hoʻopili pricing guide and floor-plan guide.

Resale Market

Resale availability and asking prices change by unit and seller. Use current listings and closed-sale comparables for the same neighborhood and home type; original developer prices do not establish today’s value.

Ho’opili HOA Fees & Community Amenities

Master assessment and condominium estimates

The Hoʻopili Community Association’s 2026 budget sets the master assessment at $87.69 per lot/unit per month. Separate condominium maintenance assessments also apply to the neighborhoods below, including detached condominium homes.

These public reports give a documented starting point for budgeting. The monthly condominium figures exclude the master assessment. They are estimates for the stated budget period, not a confirmation of what a particular owner is being billed today.

Neighborhood, budget period and source Monthly condo estimate

Alana
2026 budget estimate; Amendment 2 effective May 14, 2026
$325.36–$751.61
ʻAhakea — detached homes
Older estimate: period begins July 24, 2025; DPR effective October 1, 2025
$60.31–$68.33
ʻAhakea — multifamily homes
Older estimate: period begins July 24, 2025; DPR effective October 1, 2025
$427.46–$675.07

The five neighborhood filings also list a $10 per unit monthly meter-reading and billing charge, with unit water and sewer usage billed separately. For Nanahea, adding its 2026 condo estimate, the master assessment, and the meter charge gives $158.40–$201.03 per month before water and sewer usage. This is a calculation from the published figures, not an all-inclusive ownership cost or current unit bill.

ʻAhakea’s figures above come from an older budget period; request its current assessment before comparing it with the 2026 estimates. For every home, confirm the unit’s current statement, any special assessments, insurance obligations, and when owner billing begins. Developer-paid common expenses can temporarily affect what is charged. See the Hoʻopili HOA guide for association background; use the dated source documents here for these figures.

How to Buy a Home at Ho’opili (2026)

New release, resale or affordable

There are three paths to homeownership in Ho’opili:

Path 1: The Lottery Process (New Construction)

For a new release, register with D.R. Horton and follow the instructions for that neighborhood. Confirm whether selection is by lottery or available inventory, obtain the required lender prequalification, and review the release price sheet, deposits, deadlines, and estimated closing date. Release procedures can change.

Ask for any financing incentive in writing. Review your buyer-representation agreement for services and compensation; do not assume every purchase includes the same costs.

Path 2: Resale Homes

Homes in sold-out neighborhoods are available on the open market through the MLS. Work with a licensed real estate agent to: – Search current Ho’opili resale listings – Tour properties and make offers – Navigate the standard Hawai’i purchase process

Resale purchases don’t go through D.R. Horton — they’re regular real estate transactions between private sellers and buyers.

Path 3: Affordable Housing

Affordable releases have their own application, income limits, ownership requirements, and occupancy or resale restrictions. Ask D.R. Horton for a current release announcement and the applicable program documents before assuming a home is available or that your household qualifies.

Community Amenities & Lifestyle

Parks, urban farm, retail, community events

Pa’ani Park offers world-class recreational amenities for Ho’opili residents

Family-friendly amenities at Pa’ani Park — covered pavilion and modern playground

Ho’opili Bark Park — a dedicated off-leash area for furry family members to play
Community playground at Ho'opili with hexagonal shade canopy and tropical landscaping
Safe, shaded play spaces bring Ho’opili families together

Ho’opili isn’t just homes — the master plan emphasizes a walkable, amenity-rich community. Here’s what’s already built and what’s coming:

Parks & Recreation

  • Konane Park — The community’s main park with open green space, soccer fields, and event areas
  • SoHo Park — Near the SoHo Community Center, popular with families
  • The Pearl — Exercise park near The Bluffs at Ikena
  • Bark & Ride — Ho’opili’s dedicated dog park
  • Basketball, volleyball, and pickleball courts — Near Ho’oulu
  • Tot lots — Playgrounds scattered throughout neighborhoods
  • Festival Street — A community gathering street designed for events, farmers markets, and block parties

D.R. Horton describes six planned community and recreation centers. Confirm which facilities are open and included in your association membership before relying on planned amenities.

Urban Farm & Community Garden

One of Ho’opili’s most distinctive features: the master plan includes 200+ acres of urban agricultural land, plus community garden plots near Kaikea. This is a nod to the area’s agricultural heritage (the site was formerly prime farmland — a fact that generated significant controversy during the rezoning process).

Commercial & Retail

Ho’opili’s master plan calls for over 2 million square feet of commercial and retail space. While commercial development is still ramping up, the community is minutes from Ka Makana Ali’i, one of Hawai’i’s largest shopping centers, along with the rapidly growing Kapolei retail corridor.

The FLEX® homes in neighborhoods like Kohina, Hāloa, and Alana offer ground-floor commercial space, allowing residents to run businesses from their homes — a unique feature of Ho’opili’s mixed-use design.

Community Events

The Ho’opili Community Association organizes regular events including movie nights, holiday celebrations, and gatherings along Festival Street. The SoHo Community Center serves as the hub for community programming.

Ho’opili Location, Rail Stations & Commute Times

Skyline stations, drive times, nearby beaches

Where Is Ho’opili?

Ho’opili sits on the ’Ewa Plain in West O’ahu, straddling the area between ’Ewa Beach and Kapolei — roughly from Fort Weaver Road to Kualakai Parkway. The area is commonly referred to as “East Kapolei” and may eventually receive its own zip code.

Rail Transit

Ho’opili’s vision realized — completed communities connected by transit alongside Ewa’s agricultural heritage
Honolulu Skyline rail train on elevated guideway with Waianae Range mountains backdrop
Ho’opili residents enjoy direct access to Honolulu via modern Skyline rail

This is Ho’opili’s biggest transportation advantage: two Honolulu Skyline rail stations serve the community:

  • UH West O’ahu Station — adjacent to the university campus
  • Honouliuli / Ho’opili Station — within the development

The Skyline rail connects Ho’opili to Daniel K. Inouye International Airport and (eventually) downtown Honolulu and Ala Moana. Ho’opili is designed as a transit-oriented development — many neighborhoods are within walking distance of a rail station.

Driving & Commute Times

  • To Kapolei town center: 5–10 minutes
  • To Ka Makana Ali’i (mall): 5 minutes
  • To Honolulu (downtown): 35–50 minutes (traffic dependent)
  • To Pearl Harbor / Joint Base: 15–25 minutes
  • To Schofield Barracks: 25–35 minutes
  • To Ko Olina / Aulani: 15 minutes
  • To White Plains Beach: 10 minutes

Traffic reality: ’Ewa and Kapolei experience significant rush-hour traffic heading east toward Honolulu, particularly on the H-1 freeway. The rail is expected to improve this, but traffic remains one of Ho’opili’s primary drawbacks.

Nearby Attractions

  • White Plains Beach and Pu’uloa Beach Park — 10 minutes
  • Ko Olina Resort & Disney’s Aulani — 15 minutes
  • Kapolei Golf Club — 5 minutes
  • Ka Makana Ali’i — Hawai’i’s largest open-air shopping center, 5 minutes
  • UH West O’ahu — adjacent to the community

Schools Near Ho’opili: Elementary to University

Planned campuses and current school zoning

Ho’opili’s master plan includes 5 new schools within the development:

  • 3 elementary schools
  • 1 middle school
  • 1 high school (no construction schedule announced as of October 2026)

The first of these, a K–5 public elementary school for about 750 students, broke ground on October 14, 2026 and is scheduled to open for the 2029–30 school year, according to the Hawaiʻi Department of Education. Until then, Ho’opili families are zoned for existing ’Ewa Beach and Kapolei area schools. Check with the Hawai’i Department of Education for current school assignments, as zoning may shift as new schools open.

Ho’opili vs Other Oahu Developments

Koa Ridge, Kaʻulu, Ward Village

Buyers shopping for new construction on O’ahu often compare Ho’opili to several other major developments. Here’s how they stack up:

Ho’opili vs Koa Ridge

Compare like-for-like home types and dated offers. Lau Leʻa’s advertised market-rate entry is below Uluwehi’s advertised entry; that does not compare equivalent sizes or establish available stock. For detached homes, check the Nanahea inventory snapshot and Nanea III’s current status rather than reusing older starting prices. Mau Loa remains coming soon.

Location, floor plan, included features, association costs, and financing can matter as much as the headline price. See our Hoʻopili vs. Koa Ridge comparison for community context; confirm all dated prices against current sales documents.

Ho’opili vs Ka’ulu (Kapolei)

Kaʻulu offers another West Oʻahu new-home option. Compare the Kaʻulu release information with Hoʻopili’s dated inventory by home type, location, included features, and total ownership cost.

Ho’opili vs Ward Village (Honolulu)

Ward Village offers high-rise urban living in Kakaʻako, while Hoʻopili includes lower-rise condos, townhomes, and detached condominium homes in West Oʻahu. Compare current units and association budgets; broad community price ranges do not compare equivalent homes.

Developer: D.R. Horton Hawai’i

Track record, warranty, the honest take

D.R. Horton is the largest homebuilder in the United States by volume, operating across 33 states. Their Hawai’i division, led by Division President Tracy Tonaki, is responsible for the entire Ho’opili development.

Track Record

  • National: Building since 1978; #1 U.S. homebuilder by closings
  • Hawai’i: Ho’opili is their flagship Hawai’i project; also built communities on Maui and Big Island
  • Ho’opili homes delivered: Thousands across multiple neighborhoods since 2016

Warranty

All new D.R. Horton homes come with a 10-year limited structural warranty plus a 1-year bumper-to-bumper warranty covering systems and finishes.

The Honest Take

D.R. Horton’s volume-builder model delivers homes at competitive price points, but it comes with trade-offs. Common concerns from Ho’opili residents (per Reddit and buyer reviews):

  • AC issues: Some homeowners report split AC systems underperforming in ’Ewa’s heat, particularly in upper-floor units
  • Finish quality: As with most volume builders, some buyers report cosmetic issues at delivery — nail pops, paint touch-ups, minor defects
  • Condominium financing: Ask your lender to check the current approval status of the exact project and review association disclosures.
  • Customer service: Mixed reviews; some buyers report responsive warranty service, others report delays

None of these issues are unusual for a development of this scale, but it’s important to go in with realistic expectations. The value proposition — new construction, fee simple, at Ho’opili’s price points — remains compelling for many buyers.

Ho’opili Construction Updates (2026)

What the dated table covers; Skyline service today

The October 28, 2026 neighborhood table above covers advertised prices and listed homes at Alana, Kāpili, Uluwehi, ʻAhakea, and Nanahea. For additional releases and construction milestones, use dated builder announcements.

Skyline already serves Hoʻopili and the airport. Downtown Honolulu and Ala Moana trips require a bus connection under the current service plan. Check the City’s route information and the contract delivery date for any home you are considering.

Pros and Cons of Living at Ho’opili

The power-line controversy, pros and cons

❌ Overhead Power Line Controversy

  • Ho’opili residents filed class action alleging “bait and switch”
  • Developer’s 2008 EIS promised underground utilities
  • 46kV overhead lines installed instead (HECO/PUC approved Oct 2021)
  • Case in arbitration as of 2023
  • Source: Civil Beat, June 2023

✅ Pros

  • New construction — Modern floor plans, smart home features, energy-efficient appliances, 10-year structural warranty
  • Rail access — One of the few O’ahu communities with walkable Skyline rail stations
  • Variety — Condos, townhomes, detached condominium homes, and FLEX home designs support different space and layout needs.
  • Fee simple — You own the land, not just a leasehold
  • Community amenities — Parks, pools, rec centers, dog park, farm plots, Festival Street
  • Affordable housing options — Rare in O’ahu’s expensive market
  • Financing options — Compare written lender offers, including rates, APR, points, credits, and deadlines.
  • Military-friendly — Close to Pearl Harbor, Schofield; BAH-friendly pricing

❌ Cons

  • Still developing — Construction noise and dust will continue for years; amenities are still being built out
  • Traffic — ’Ewa/Kapolei rush hour heading east is brutal; rail will help but not solve it entirely
  • Distance from Honolulu — 35–50 minute commute to town (or longer in traffic)
  • Heat — The ’Ewa Plain is one of O’ahu’s hottest, driest areas; no trade wind relief on calm days
  • Construction quality concerns — Volume builder trade-offs; AC and finish quality complaints exist
  • HOA complexity — Master and condominium associations may both assess a property. Review the exact unit’s budget and insurance obligations.
  • Former farmland controversy — Built on O’ahu’s prime agricultural land, which remains a sore point for some residents
  • Lottery uncertainty — No guarantee you’ll be selected; may take multiple attempts

Frequently Asked Questions

Common questions, answered with dated figures

How much do homes cost in Ho’opili?

In the October 28, 2026 check, the priced homes listed for sale across the five reviewed Hoʻopili community pages ranged from $469,460 at Uluwehi to $1,193,100 at Nanahea. Advertised starting prices can be lower than available-home prices. Use the dated neighborhood table above to compare home types and inventory.

How does the Ho’opili lottery process work?

For a new release, register with D.R. Horton and follow the instructions for that neighborhood. Confirm whether selection is by lottery or available inventory, obtain the required lender prequalification, and review the release price sheet, deposits, deadlines, and estimated closing date. Release procedures can change.

Ask for any financing incentive in writing. Review your buyer-representation agreement for services and compensation; do not assume every purchase includes the same costs.

What are the HOA fees at Ho’opili?

Hoʻopili’s published 2026 master assessment is $87.69 per lot/unit per month. Condo maintenance is additional and varies by neighborhood and unit. Nanahea’s 2026 estimate is $60.71–$103.34 per month, plus a $10 meter-reading charge and water/sewer usage. See the dated table above and confirm the current unit assessment before buying.

Can I buy a resale home in Ho’opili?

Yes, resale homes in Ho’opili’s sold-out neighborhoods are listed on the MLS like any other property. Homes in sold-out neighborhoods are privately owned and sold through regular MLS listings, just like any other property. You don’t go through D.R. Horton for resale purchases — work with a licensed real estate agent.

What are the affordable housing income requirements?

Affordable releases have their own application, income limits, ownership requirements, and occupancy or resale restrictions. Ask D.R. Horton for a current release announcement and the applicable program documents before assuming a home is available or that your household qualifies.

What is Ho’opili?

Ho’opili is O’ahu’s largest master-planned community — a 1,600-acre development in ’Ewa Beach with 11,750 planned homes. It’s a 1,600-acre master-planned community in ’Ewa Beach / East Kapolei on O’ahu, developed by D.R. Horton Hawai’i. It’s planned for approximately 11,750 homes, 5 schools, 9 parks, 200+ acres of urban farms, and over 2 million square feet of commercial space, all served by two Honolulu Skyline rail stations.

How many neighborhoods are in Ho’opili?

Hoʻopili includes a mix of named neighborhoods and phased releases. These range from affordable condo communities like Kohina and ’Akoko to premium single-family neighborhoods like The Bluffs at Ikena and Nanaina.

Is Ho’opili near the Honolulu rail?

Yes, Ho’opili has two dedicated Skyline rail stations within the community. It’s one of the few O’ahu communities with direct Skyline rail access. Two rail stations serve the development: UH West O’ahu Station and the Honouliuli/Ho’opili Station. Many neighborhoods are within walking distance of a station.

What schools serve Ho’opili?

Ho’opili’s master plan includes 5 new schools (3 elementary, 1 middle, 1 high school). The first, a K–5 elementary school, broke ground on October 14, 2026 and is scheduled to open for the 2029–30 school year. Until then, families are zoned for existing ’Ewa Beach and Kapolei area schools. Confirm the assignment for a specific address with the Hawaiʻi Department of Education.

What types of homes are available in Ho’opili?

Ho’opili offers an exceptionally wide range: single-family homes (with and without ADUs), townhomes, condominiums, stacked flats, duplexes, FLEX® homes (live/work), lofts, multigenerational homes, and modern plantation-style homes. Sizes range from ~400 sf studios to 2,500+ sf single-family homes.

Is Ho’opili a good investment?

Compare recent closed sales for similar homes, the property’s condition, association finances, and your expected ownership costs. An original developer price or an advertised asking price does not establish appreciation. Future resale value is uncertain.

What are the pros and cons of living in Ho’opili?

Pros: New construction with warranties, rail access, wide variety of home types and price points, community amenities, fee simple ownership, affordable housing options. Cons: Still under construction, heavy ’Ewa traffic, distance from Honolulu, hot/dry climate, some construction quality concerns with D.R. Horton, complex HOA structure with potentially high fees for condo/townhome owners.

Koa Ridge offers higher elevation with cooler temperatures, no rail but central O’ahu location, and homes built by Castle & Cooke. Both are built on former agricultural land and represent O’ahu’s major new-construction options.

Are there lawsuits against Ho’opili or D.R. Horton?

Legal matters and their financing effects can be specific to a condominium project. For a property you are considering, request current association disclosures and have your lender and appropriate adviser review any pending litigation. This page does not establish the current status of a particular case or a blanket financing restriction.

What is the Ho’opili master association fee?

Hoʻopili’s published 2026 master assessment is $87.69 per lot/unit per month. Condo maintenance is additional and varies by neighborhood and unit. Nanahea’s 2026 estimate is $60.71–$103.34 per month, plus a $10 meter-reading charge and water/sewer usage. See the dated table above and confirm the current unit assessment before buying.

Yes. The Hyatt House at Ho’opili offers short and long-term stays and is located across from the UH West O’ahu campus. It’s popular with families in transition or those visiting the community before purchasing.

When will Ho’opili be finished?

Hoʻopili is a phased master-planned development. A guaranteed completion date for the entire community was not established in this review. Confirm your home’s delivery terms separately from future schools, shops, and amenities.

Can you use a VA loan at Ho’opili?

Ask a VA-approved lender to confirm your eligibility and the current approval status of the specific property or condominium project. Financing availability can differ by unit, project, and lender; verify it before making an offer.

What is the cheapest home at Ho’opili?

Uluwehi had the lowest priced home listed for sale among the five builder community pages checked on October 28, 2026, at $469,460. Its advertised starting price was $469,460. This is a dated builder-inventory comparison, not a claim about every resale or future affordable release.

Is Ho’opili in Ewa Beach or Kapolei?

Ho’opili straddles both — it’s physically located on the ’Ewa Plain between ’Ewa Beach and Kapolei, commonly called “East Kapolei.” The mailing address uses Kapolei, but the community is often associated with ’Ewa Beach in real estate listings. For practical purposes, it’s right in between — 5 minutes from Kapolei town center and adjacent to traditional ’Ewa Beach neighborhoods.

Does Ho’opili have a pool?

The SoHo Community Center has a pool. Confirm access, operating rules, and any property-specific facilities with the Hoʻopili Community Association. D.R. Horton describes six planned community and recreation centers; planned facilities are not the same as amenities open today.

How do I get on the Ho’opili interest list?

Register directly with D.R. Horton Hawai’i’s sales office at Ho’opili to join the interest list for upcoming lottery releases. Team Wong can help you confirm upcoming releases and the current registration process. Once registered, you’ll receive notifications when new homes are released in specific neighborhoods. Having lender pre-approval ready before a lottery opens significantly improves your chances, as applications require proof of financing.
