Castle & Cooke has introduced Mau Loa at Koa Ridge, a new collection of detached single-family condominium homes in Central Oʻahu. The published plans range from approximately 1,535 to 2,271 square feet of living area, with select configurations allowing up to six bedrooms.

For buyers following Koa Ridge, this adds another detached-home option to compare with Nanea III. The builder lists Mau Loa as Coming Soon, with detailed pricing and availability still to be announced. Start with our Mau Loa floor-plan comparison to see how the layouts differ.

What stands out about Mau Loa?

The combination of detached homes, private yards and enclosed two-car garages is the main draw. Castle & Cooke describes open living areas, nine-foot ceilings in first-floor living spaces and options to personalize the homes.

The floor-plan lineup gives buyers several ways to use that space. Plans 1A and 1B are listed with three bedrooms and two bathrooms. Plan 2A/B adds a half bath and offers a three- or four-bedroom configuration. The larger plans offer more bedrooms, more bathrooms, or both; the top of the published living-area range is Plan 5A/B at 2,271 square feet.

Bedroom options deserve a closer look than a headline count. A configuration that adds a bedroom may change how another room works. Compare the base layout and option drawings together before choosing a plan.

Our Mau Loa neighborhood guide includes the complete plan comparison and links to the builder’s drawings.

Detached homes, condominium ownership

Castle & Cooke describes Mau Loa as detached single-family condominium homes. That distinction belongs in the buying conversation from the start: the detached design does not mean buyers should assume there are no condominium documents, association obligations or maintenance rules to review.

Before committing, request the documents and budget for the specific phase and home. Confirm the monthly charges, insurance responsibilities, yard and exterior maintenance, and any restrictions that matter to how you intend to use the property. Fees from another Koa Ridge neighborhood should not be used as a Mau Loa quote.

Pricing and the next release

As of our October 1 source check, the builder’s dedicated Mau Loa pricing page says detailed pricing and availability are coming soon. Castle & Cooke is directing interested buyers to its Advantage Program for information and release announcements.

Current pricing is on request. When the next release is announced, ask for the unit list, selection process, deposit schedule and estimated completion dates so you can compare actual homes.

Mau Loa is worth adding to the shortlist if you are comparing detached layouts in Koa Ridge. Start with floor-plan function and then compare total monthly costs once the home-specific pricing and fee documents are available. The Koa Ridge floor-plan guide provides the broader neighborhood context.
