What Is Our Kakaʻako?

Our Kakaʻako is Kamehameha Schools’ vision for a 21st-century urban island neighborhood — a mixed-use, mixed-income community that blends modern city living with Hawaiian cultural heritage. Approved in 2009 by the Hawaiʻi Community Development Authority (HCDA), the Kaiāulu ʻo Kakaʻako Master Plan (KKMP) guides the transformation of nine city blocks bounded roughly by Ala Moana Boulevard, Cooke Street, Pohukaina Street, and Coral Street.

Unlike Ward Village — the neighboring master-planned community developed by Howard Hughes Corporation — Our Kakaʻako is rooted in Kamehameha Schools’ educational mission. Revenue from the development funds statewide educational programs serving more than 47,000 learners of Hawaiian ancestry. This distinction shapes everything from building design to the community’s strong commitment to affordable and workforce housing.

The master plan unfolds in two phases. Increment I (Blocks A, B, E, and F) is fully complete, delivering 1,336 residential units — 456 of which (34%) are affordable or workforce housing — along with 184,000+ square feet of commercial space and 50,000+ square feet of open space. Increment II (Blocks C, D, G, H, and I) is currently underway and will add approximately 2,588 homes, with a significantly higher workforce housing commitment of 60% in new towers like Kahuina and Waiakoa.

Kamehameha Schools received an additional 10-year extension from HCDA to complete the master plan, giving the community time to develop thoughtfully while maintaining its focus on creating housing opportunities for local families. The result is a neighborhood that feels distinctly different from the luxury-focused towers elsewhere in Kakaʻako — more grounded, more local, and more accessible.

Our Kakaʻako Buildings: Complete Guide

Our Kakaʻako spans nine blocks, each with its own character and development partner. Here’s every completed and planned building in the community.

Increment I — Completed Buildings

These four blocks are fully built out and occupied, forming the foundation of the Our Kakaʻako neighborhood.

Block A: Keauhou Place & Keauhou Lane

Keauhou Place is a 43-story mixed-use tower featuring 388 condominium units with ground-floor retail. Completed in 2016, it was the first major residential tower in the Our Kakaʻako master plan. Units range from studios to three-bedroom floor plans. Resale prices typically range from $450,000 for studios to over $1 million for larger units.

Keauhou Lane is a companion project on the same block, providing 209 affordable rental units managed by Kamehameha Schools. These rentals serve families earning between 30% and 100% of the area median income (AMI), making it one of the most impactful affordable housing projects in Kakaʻako.

Block B: 400 Keawe & The Flats at Puʻunui

400 Keawe is a 12-story mid-rise with 85 workforce housing condominiums. Originally offered through a lottery process with prices starting in the mid-$300,000s, 400 Keawe has become one of the most sought-after affordable options in Kakaʻako. Resale units are subject to deed restrictions that help maintain affordability. The Flats at Puʻunui is a separate low-rise rental component on the same block.

Block E: The Collection

The Collection is a 43-story luxury condominium tower with 467 market-rate units completed in 2016. Designed by Solomon Cordwell Buenz, it features resort-style amenities including a pool deck, fitness center, barbecue areas, and a residents’ lounge. Resale prices range from approximately $500,000 for one-bedroom units to over $1.5 million for premium three-bedroom residences. The Collection is Our Kakaʻako’s flagship market-rate building.

Block F: SALT at Our Kakaʻako & 680 Ala Moana

SALT at Our Kakaʻako is the neighborhood’s retail and cultural heart — an 85,000+ square-foot open-air shopping and dining complex that won the 2018 Shopping Center of the Year Award. SALT features over 200 curated retail, restaurant, and mixed-use spaces including popular spots like Highway Inn, Village Bottle Shop, and Moku Kitchen. 680 Ala Moana (Six Eighty) provides additional residential units above the retail podium.

Increment II — Under Development

Five new blocks are transforming Our Kakaʻako with a stronger emphasis on workforce housing and sustainability.

Block C: Kahuina

Developer: Stanford Carr Development
Units: 861 residential units (60% workforce housing)
Commercial: 35,000 sq ft
Status: Now selling; estimated completion 2028

Kahuina is the first Increment II project to launch sales. Developed by Stanford Carr Development, it’s a mixed-use community that bridges Hawaiʻi’s past and present. With 60% of units designated as workforce housing, Kahuina represents Kamehameha Schools’ commitment to keeping Kakaʻako accessible to local families. The 35,000 square feet of commercial space will expand the neighborhood’s retail and dining options. Units are currently available for purchase.

Block D: Waiakoa

Developer: Koa Partners & Castle & Cooke Hawaiʻi
Units: 1,025 homes (60% workforce housing)
Commercial: 68,000 sq ft
Status: Sales expected to begin in 2026

Waiakoa will be the largest single project in Our Kakaʻako, introducing 1,025 homes along with open green spaces and a central plaza. Like Kahuina, 60% of units will be designated as workforce housing. The 68,000 square feet of commercial space — the most of any Increment II block — will bring significant new retail and dining to the neighborhood. Led by the partnership of Koa Partners and Castle & Cooke Hawaiʻi, Waiakoa is expected to open sales in 2026.

Block G: Kaliʻu (now marketed as Kaliʻu Ala Moana)

Developer: ProsPac Holdings
Units: 285 residences (one-, two-, and three-bedroom)
Commercial: 34,616 sq ft
Status: Under construction; estimated completion 2028

Kaliʻu draws its name from the Hawaiian word meaning “well-seasoned,” honoring the area’s cultural legacy as a historic saltworks hub. Positioned on the front row of Ala Moana Boulevard, Kaliʻu commands an exceptional location with views of Diamond Head, the ocean, and the mountains. The building integrates an all-encompassing wellness vision with sustainability features. Current listings for presale units range from approximately $1.5 million to over $4.2 million for premium three-bedroom residences.

Block I: Ālia

Ālia update, October 18, 2026: New broker announcements report a release of 40 HCDA reserved homes, with completed applications accepted October 28–November 1 and a November 14 lottery. The original presale notice and packet still need confirmation. Read the reported pricing, dates, income limits and verification notes before applying.

Developer: The Kobayashi Group
Units: 457 (417 market-priced + 40 reserve housing)
Commercial: 3,500 sq ft
Status: Under construction; estimated completion 2027

Ālia at 888 Ala Moana is Hawaiʻi’s most sustainable new residential tower. It features exceptional energy efficiency and Hawaiʻi’s first greywater treatment and reuse system, projected to save 8.8 million gallons of potable water annually. Developed by The Kobayashi Group, Ālia includes 40 reserve housing units alongside 417 market-priced homes — a meaningful affordable housing component in a market-rate building. The ground-floor commercial space promotes a pedestrian-friendly streetscape along Ala Moana Boulevard.

Block H: To Be Announced

Kamehameha Schools is currently engaging prospective guest developers for Block H, the final remaining block of Increment II. Once a developer has been selected, an announcement will be shared. Block H represents the last piece of the Our Kakaʻako puzzle and is expected to include additional housing and commercial space consistent with the master plan vision.

Amenities & Lifestyle at Our Kakaʻako

What sets Our Kakaʻako apart from other Kakaʻako developments is its emphasis on street-level culture, local retail, and community gathering spaces.

Art & Culture

Our Kakaʻako is ground zero for Honolulu’s street art scene. The neighborhood is home to dozens of large-scale murals created during the annual POW! WOW! Hawaiʻi festival, which has transformed building walls and warehouses into an outdoor gallery. Galleries, studios, and creative businesses dot the streets, giving Our Kakaʻako an artistic energy you won’t find in any other Honolulu neighborhood.

Green Spaces & Recreation

The master plan incorporates significant open green spaces, walking paths, and community plazas — with 50,000+ square feet of open space in Increment I alone. Increment II projects like Waiakoa include dedicated central plazas and green areas. Ala Moana Beach Park, one of Honolulu’s premier beaches, is just a short walk south of the neighborhood.
