As of September 28, 2026: ʻIlima and Melia broke ground on September 28, and Howard Hughes estimates both will be complete in 2030. Kalae and The Launiu are under construction, with completion estimated in 2028 for both. The Park Ward Village is finished; 18 of its 545 units were still in developer inventory at the end of June, and finished units are still for sale (current pricing on request). Ālia is still under construction: its developer now estimates completion in the first quarter of 2027, and closings have not started. Mahana and Kahuina are both selling, Mahana with pricing on request and Kahuina’s Lamakū tower from $690,000 for a one-bedroom. Kuilei Place is under construction (early 2028 estimated completion in the July 21 developer update; reviewed October 1, see below), and the developer lists four market-rate homes from $833,400. Kaliʻu is selling but now expects to break ground in early 2027. Every date below carries its source and a confidence flag, and we re-check this page monthly.
Ho‘opili pricing note — October 8, 2026: Uluwehi advertises from $487,960; its 11 priced homes span $487,960–$629,460. Advertised community entries are not promises of a particular bedroom count, FLEX® layout or available home. Other communities and historical comparisons retain their own stated dates. See the dated Ho‘opili pricing guide for the separate advertised and listed-home figures.
This page answers “is it complete yet?” for every tracked project on Oʻahu. Each entry is dated and sourced. Where sources disagree, we tell you they disagree — a status page you can’t trust is worse than no status page. This page answers “when”; for what you can actually buy today, see the current Oʻahu new-construction inventory.
How to read this board
Every project sits at one stage of a nine-stage life: entitlement → announcement → sales gallery/interest list → reserved-housing offering → market pre-sales → construction → delivery/closings → developer closeout → resale. “Available” means something different at each stage — a pre-sales unit is a contract on paper, a closeout unit is finished and move-in ready. Each answer below names the stage, the latest sourced date, and a confidence flag:
- Confirmed — developer press release, investor filing, or delivered fact.
- Developer-stated — the developer’s current public estimate (these slip).
- Broker-reported — figures circulating through sales channels, not officially published.
- UNVERIFIED — reported but not confirmed by a primary source; we say so in plain text.
Monthly sweep: we re-check every row against developer releases, investor filings, HCDA/HHFDC records, and local coverage on a monthly cycle, plus immediately when a milestone fires (groundbreaking, topping off, TCO, first closings). Even when nothing changed, the as-of date tells you we looked.
Status board — Ward Village & Kakaʻako towers

When will The Park Ward Village be complete?
It’s complete. The Park Ward Village delivered on June 2, 2026, with 97% of homes sold (confirmed — Howard Hughes press release, June 2, 2026). 546 homes, 41 floors, at 333 Ward Ave.
- Stage: developer closeout. The building is open, and Howard Hughes’ Q2 2026 10-Q reports 527 of 545 units closed as of June 30, 2026, with the rest held in developer inventory. Finished units are still for sale (Team Wong, confirmed September 28, 2026). Current pricing on request.
- What this means for a buyer: this is the rare moment you can buy a brand-new Ward Village home and see the actual unit before signing — no waiting years for construction. Closeout inventory is limited and sometimes repriced. Details: The Park Ward Village.
- Searching “the park ward village reviews”? The dated facts above are the honest baseline: delivered on schedule mid-2026 with 97% of homes sold.
When will Kalae Ward Village be complete?
Short answer: 2028. Howard Hughes estimates Kalae’s completion in 2028 (developer-stated: Howard Hughes Q2 2026 10-Q, as of June 30, 2026). Earlier developer-adjacent statements pointed to late 2026–early 2027; the 2028 estimate replaces that window.
- Stage: construction, underway since January 2024. 94% under contract as of June 30, 2026 (Howard Hughes Q2 2026 10-Q). 330 units. Current pricing on request.
- What this means for a buyer: at 94% under contract with completion estimated for 2028, remaining inventory is thin and the wait is real. If your timeline needs a 2026 move-in, look at The Park’s closeout units instead. If you’re in contract at Kalae, see how completion dates move below for what a slip does and doesn’t change. Details: Kalae Ward Village.
When will The Launiu be complete?
The Launiu broke ground October 23, 2025 (confirmed — Aloha State Daily, Oct 23, 2025) and is estimated to complete in 2028 (developer-stated: Howard Hughes Q2 2026 10-Q, which reports that construction commenced in the first quarter of 2026).
- Stage: construction, early. 75% under contract as of June 30, 2026 (investor-reported: Howard Hughes Q2 2026 10-Q). 486 homes, 39 floors, 928 Ala Moana Blvd. Current pricing on request.
- What this means for a buyer: roughly a quarter of the building was not under contract as of June 30, 2026, and completion is estimated for 2028. Pre-sale contracts here close years out; your deposit timeline and rate planning matter more than at any other stage. Details: The Launiu.
When will ʻIlima and Melia be complete? Is construction started?
Construction has started. ʻIlima and Melia broke ground on September 28, 2026 (confirmed: Ward Village press release, September 28, 2026). Howard Hughes estimates completion of both towers in 2030 (Q2 2026 10-Q); no firmer date has been announced. Both towers launched pre-sales September 4, 2025 with a combined $1.2B in launch sales (confirmed — HHH press release, Sept 4, 2025). As of June 30, 2026, ʻIlima was 63% under contract and Melia 70% (Howard Hughes Q2 2026 10-Q). Their site is the former Ward Centre, which closed to the public June 30, 2026.
- Stage: construction, earliest phase. Ground was broken September 28, 2026, and the sales gallery remains open.
- What this means for a buyer: buying here means buying from plans, with delivery years away. Howard Hughes’ current estimate is 2030, and we’ll publish a firmer date when it announces one. ʻIlima is ultra-luxury (148 units, with Discovery Land Company); Melia has 221 units. Current pricing on request for both. Details: ʻIlima · Melia.
When will Ālia be complete? (searchers also ask: “alia construction”)
Ālia is still under construction. Kobayashi Group now estimates completion in the first quarter of 2027 (developer-stated: Kobayashi Group project page, checked September 28, 2026). A spring 2026 developer update had expected the first residences in summer 2026. Closings have not started (Team Wong, confirmed September 28, 2026). In July 2026 the Star-Advertiser described the tower as nearing completion.
- Stage: construction, nearing completion. Closings have not started.
- % sold — sources conflict, stating both: broker-reported figures put ~86% of market units sold; some 2026 broker sites claim 99%. We have not seen a current developer-published number (as of August 14, 2026 — flagged: UNVERIFIED, both figures shown deliberately). 457 units total: 417 market + 40 reserved-housing podium units.
- What this means for a buyer: completion is estimated for the first quarter of 2027 and closings have not started, so a unit bought now closes after completion. How much inventory is left depends on which sold figure is right, which is exactly why the 86%-vs-99% gap matters and why we won’t paper over it. Current pricing on request. Details: Ālia.
When will Kaliu be complete?
Kaliʻu has not started construction. The developer now hopes to break ground in early 2027, with construction expected to take about 30 months (developer-stated: ProsPac director Tony Chen, Aloha State Daily, September 4, 2026). The landowner’s Our Kakaʻako master-plan page still says groundbreaking is anticipated in 2026. No completion date has been announced. Underground utility work began in April 2026 (Star-Advertiser, July 27, 2026), and owner-occupant sales opened February 2025.
- Stage: market pre-sales / pre-construction. The developer markets 285 residences. (The October 2024 state condominium report, DCCA reg 9130, lists 295 residential units.) Current pricing on request.
- What this means for a buyer: treat any Kaliʻu move-in date as soft until the building actually breaks ground — groundbreakings are the milestone that converts “anticipated” into a schedule. Details: Kaliu.
When does Mahana start selling?
Mahana is already selling. Its sales gallery opened August 8, 2026 (developer announcement reported by Aloha State Daily, August 5, 2026; Ward Village lists Mahana as Now Selling, checked September 28, 2026). Current pricing on request. Its Developer’s Public Report is registered with the state (DCCA reg 9392, effective July 17, 2026, 451 residential units), the legal prerequisite for binding sales. No construction start or completion date has been announced.
- Stage: market pre-sales. The sales gallery has been open since August 8, 2026; no construction start is announced.
- What this means for a buyer: if Mahana includes a reserved-housing offering, the application window will likely run ~30–60 days with a public lottery on an announced date, following the Ulana template. We have not seen one announced. Market buyers can visit the sales gallery now; pricing is on request. Details: Mahana.
- We watch the filings so you don’t have to. Text us at Text KJ Harrison · (808) 227-1804 and tell us Mahana is the project you’re watching.
What about Kahuina and the rest of the pipeline?
Kahuina (two towers, 861 residences; DCCA reg 9227) is selling. The developer publishes Lamakū market prices starting at $690,000 for a one-bedroom, $907,000 for a two-bedroom and $1,295,000 for a three-bedroom (checked September 28, 2026). HHFDC-program residences are sold first-come, first-served to buyers at or below 140% AMI, from $598,888 (developer HHFDC page, checked September 27, 2026). Warehouse demolition on the site began in July 2026 (Star-Advertiser, July 27, 2026), and no completion date has been announced. See Kahuina. Waiakoa (about 1,025 homes, 60% workforce housing) has not opened sales; the landowner now lists its groundbreaking as anticipated in 2027 (Our Kakaʻako master plan, checked September 28, 2026). Muse Honolulu (315 residences, 1538 Kapiʻolani Blvd.) is already selling: owner-occupant sales began in 2025, and in late August 2026 the developer repriced 48 residences, with starting prices from the $600,000s for a studio to $1,791,000 for a three-bedroom (developer announcement reported by Aloha State Daily, August 28, 2026). Demolition prep on the Muse site is expected to start in October 2026. The full watchlist lives on our Oʻahu new-construction inventory page.
Status board — Kuilei Place & urban Honolulu
When will Kuilei Place be complete? (also: “Kuilei Place construction update”)
Kuilei Place: estimated completion in early 2028. The developer’s July 21, 2026 newsletter explicitly revised the schedule from late 2027 to early 2028, citing impacts including severe weather. We reviewed the original email on October 1 and use that dated revision. Kobayashi Group’s public project page still says Q4 2027. See the main Kuilei guide and confirm the closing and move-in schedule for your residence.
- Stage: construction. The project has 1,005 planned residences: 603 affordable (HHFDC program) and 402 market-rate homes.
- Sales status: final units. The developer’s pricing page lists four market-rate residences as of September 28, 2026, from $833,400 (a one-bedroom) to $1,308,800 (a loft).
- What this means for a buyer: plan for a home under construction and confirm available residences, eligibility, and closing timing with the project sales team. HHFDC affordable units carry program-specific requirements. Details: Kuilei Place.
The Park on Keeaumoku, Ililani, and other recent Honolulu deliveries
The Park on Keʻeaumoku (twin towers, 972 units) delivered in 2025. Its developer inventory is sold out, and only resales are available (Team Wong, confirmed September 28, 2026). Ililani (completed in 2024, per broker listings) is also resale-only. See the “recently delivered” list below for where those buyers go next.
Status board — masterplan phases (a different rhythm)

Hoʻopili and Koa Ridge don’t “complete” — they release. A master-planned community sells over 10–20 years, neighborhood by neighborhood, so its status is which neighborhoods are selling this month, not a finish date.
What’s selling at Hoʻopili right now, and when is the next release?
September 28, 2026 historical snapshot: five neighborhoods were listed as selling (source: D.R. Horton community pages, checked September 28, 2026; confirmed pattern). Uluwehi from $489,950, Alana from $556,480, Kāpili at Pōhaku Estates from $654,945, ʻAhakea from $655,965, and Nanahea (see its guide for listed-home pricing checked October 1, 2026). These are historical advertised starting prices, not necessarily the prices of homes listed for sale. See the current dated pricing guide for the latest checked snapshot. In the releases logged through July 1, 2026, new releases inside a selling neighborhood landed roughly every 30–60 days (2026 releases logged through July 1: Mar 20, May 9, Jun 6, Jun 10, Jul 1). The earlier guide estimated move-in 3–5 months after a release; confirm the actual home’s delivery terms — a release is not a finished home. Details: Hoʻopili. D.R. Horton labels Alana “Sold Out” (checked October 11, 2026). Check Alana availability before relying on earlier prices.
When is the next Koa Ridge increment?
Koa Ridge sells in roman-numeral increments — sold-out brands come back. As of September 28, 2026, Castle & Cooke lists five neighborhoods as Available (source: Castle & Cooke; confirmed pattern of 1–3 new increments per year): Lau Leʻa (from the $380s), Keʻolu (income-restricted; confirm current pricing with Castle & Cooke), Walea II (from the $790s), Puaola (new paired condominium homes, from the $950s), and Nanea III (from $1.4M). Those are the developer’s advertised “from” price bands. Keʻolu is the affordable lottery track (≤120% AMI; Phase I lottery ran July 11, 2025). First notice goes to Castle & Cooke’s free Advantage Program list before anything is public. Details: Koa Ridge.
Is it complete yet? Recently delivered (last 12 months)
- The Park Ward Village — delivered June 2, 2026 (confirmed). Now: developer closeout; finished units are still for sale (Team Wong, confirmed September 28, 2026). Current pricing on request. → The Park
- Ulana Ward Village — delivered November 2025, 697 units, 100% HCDA reserved housing (confirmed). Developer inventory is sold out; the last six units closed in Q1 2026 (Howard Hughes 10-Q). Now: restricted resale only, and a buyback period applies. HCDA’s buyback program for reserved-housing units has accepted applications since July 15, 2026, on a first-come waitlist. → Ulana
Where buyers go after delivery: a just-delivered tower means closeout units (finished, developer-priced, walkable today) for a short window, then resale only. If you missed a tower’s pre-sales, its closeout is your last new-unit shot — after that you’re negotiating with owners, not the developer.
How completion dates actually move
Why does “late 2026” become 2028? Because “completion” is at least three different events, and each can slip independently:
- TCO (temporary certificate of occupancy) — the building may legally be occupied. This is usually the date developers mean.
- First closings — your money and deed actually move, typically floor-by-floor over 3–9 months after TCO.
- Your move-in — after your unit’s walkthrough and closing, which may be months into the closing wave.
A developer saying “2027 completion” can honestly mean move-ins stretching well into the following year. Slips come from labor and materials, inspection queues, and infrastructure — Kakaʻako’s electrical grid is currently a named constraint on the district’s construction pace (Star-Advertiser, July 27, 2026).
What a delay does to your contract: Hawaii new-construction purchase agreements are written by the developer and generally give them wide latitude to extend the outside closing date. A slip usually doesn’t let you exit with your deposit; your protections are the ones in the contract you signed. Before you sign — and especially before a slip becomes your problem — read the outside date, the deposit schedule, and the rate-lock implications. Our buying guide walks the contract stage by stage, and the Ward Village buyer’s guide covers that pipeline specifically.
Is construction booming in Hawaii?
By named-project count on Oʻahu, yes — with the boom concentrated in two places. Urban Honolulu has multiple condo towers simultaneously under construction (Kalae, The Launiu, ʻIlima, Melia, Ālia, Kuilei Place this cycle alone), enough that tower construction has maxed out Kakaʻako’s electricity infrastructure, per the Star-Advertiser (July 27, 2026). ʻEwa’s masterplans (Hoʻopili, Koa Ridge) release new homes on a near-monthly rhythm. Behind this cycle, Mahana, Kahuina, and Waiakoa alone represent 2,300+ more units (451 + 861 + about 1,025), and Mahana and Kahuina are already selling. We’re not quoting a permit-count statistic here because the city’s public permit dataset was still frozen at mid-2025, pending a systems migration, when we last checked it on August 13, 2026; when it refreshes, this section will carry the numbers.
What’s next after these
Mahana and Kahuina have opened sales, and Muse Honolulu on Kapiʻolani is selling (see above). Still ahead: Waiakoa (Our Kakaʻako, 60% workforce housing, groundbreaking anticipated in 2027), Kaliʻu’s groundbreaking (hoped for early 2027), and the long-lead Aloha Stadium district. We track filings, hearings, and registrations as they happen — the monthly report carries changes between sweeps.

FAQ
Which Oʻahu condos are finished right now?
Delivered in the last 12 months: The Park Ward Village (June 2026, finished developer units still for sale) and Ulana Ward Village (November 2025, developer inventory sold out). Ālia is still under construction, with completion estimated for the first quarter of 2027. Kuilei Place remains under construction and is excluded from this delivered list. Everything earlier (Victoria Place, Kōʻula, ʻAʻaliʻi, and the rest) is resale-only.
What’s the soonest I can move into a brand-new condo?
Now: The Park’s closeout units are finished and still for sale. Next: Ālia, which its developer estimates will be complete in the first quarter of 2027; closings have not started. Kuilei Place is estimated for early 2028 in the July 21 developer update; Kalae and The Launiu are also estimated for 2028. These estimates do not establish an exact order of closings.
Do completion dates usually slip?
Yes, and planning around that is smarter than hoping. Kalae’s public window has moved from “late 2026” to 2028, Howard Hughes’ current estimate, and Ālia’s has moved from summer 2026 to the first quarter of 2027. Build slack into your housing plan, and treat any date more than a year out as an estimate with a confidence flag — which is exactly how we print them.
How do you know these dates? Why should I trust this page?
Every date on this page names its source and its as-of date, and we flag confidence — confirmed, developer-stated, broker-reported, or UNVERIFIED. Where sources conflict, we show the discrepancy. A dated developer update that explicitly revises a prior estimate can establish the working estimate, as with Kuilei’s July 21 update to early 2028; it does not guarantee a move-in date. The page is re-verified monthly and after every milestone event.
When will Mahana or the next lottery open?
Mahana’s sales gallery opened August 8, 2026, with pricing on request. We have not seen a Mahana reserved-housing lottery announced. When a reserved-housing window opens it typically runs 30–60 days to a public lottery. We publish the same day the filings do — text us at Text KJ Harrison · (808) 227-1804 and tell us which project you’re watching.
How we work
At most of these projects the developer compensates the buyer’s agent — each builder sets its own policy per project, and we confirm it with you before your first visit — so representation usually adds nothing to your cost while getting you interest-list access, release-day context, and someone who reads the contract’s completion clauses before you sign. We track this page’s projects continuously; if you tell us your timeline, we’ll tell you honestly which stage fits it — including “wait.” More on how we work.
