A Team Wong publication Page updated

TL;DR — what’s selling on Oʻahu this week

New homes are selling on Oʻahu at Hoʻopili in ʻEwa, Koa Ridge in Central Oʻahu and Kaʻulu in Kalaeloa, and in urban Honolulu condo towers at Ward Village, Our Kakaʻako and Kuilei Place. Which neighborhoods and towers are open changes with each release, so every row below carries the date we checked it, and current status and prices are on each development page. Neighborhoods that sold out recently include Alana, Mōlehu, Noho Papa, Nahele, Ikena and The Bluffs at Hoʻopili, plus Waioha II and Luana at Koa Ridge. If you were watching one of those, this page shows where those buyers are looking now.

Every community selling now

Every row carries the date we checked it. Starting prices move with each release — treat them as “as of the date shown,” not a quote. A release is not a finished home; see How releases actually work below.

What’s selling in Central Oʻahu right now?

Koa Ridge (Castle & Cooke, Waipiʻo) — ~3,500 homes at full buildout, selling in numbered increments. Castle & Cooke’s neighborhoods page lists Keʻolu, Lau Leʻa, Walea II, Puaola (paired homes, new), Mau Loa (detached homes, new) and Nanea III as available (checked October 30, 2026). Its FAQ page still names only four, so confirm the current release with the sales office:

Koa Ridge gates its releases behind the free Advantage Program — public pages only show “from” bands, and the detailed price lists, including Keʻolu’s, sit behind the Advantage login. If you’re serious about a Koa Ridge home, register (or ask us what the current release actually looks like).

Koa Ridge releases go to the Advantage list first. Text the Team Wong line at (808) 427-9572 and tell us you’re watching Koa Ridge — a Team Wong agent will let you know when the next increment opens.

Kuilei Place (Kobayashi Group, Mōʻiliʻili) — 1,005 planned homes (603 affordable HHFDC + 402 market). The official site confirms it is under construction. The developer’s July 21, 2026 newsletter explicitly revised estimated completion from late 2027 to early 2028. We reviewed the original email on October 1 and use that dated revision, although Kobayashi Group’s public page still says Q4 2027. Confirm the closing schedule and available residences with the project sales team.

Kaliu (ProsPac Holdings, Our Kakaʻako) — 285 residences; owner-occupant sales opened February 2025. Construction has not started; the developer hopes to break ground in early 2027 (Aloha State Daily, September 4, 2026). Ask the sales gallery about current availability.

Read the dates, income limits and requirements before applying.

Honest list, because half the searches that land here are for these. The Hoʻopili and Koa Ridge entries below were rechecked against developer rosters on October 30, 2026.

Looking for resale listings instead?

This page tracks new construction sold by developers. If you want resale listings — including resales inside these same communities — we run a free MLS search assistant by text: tell it what you’re looking for and it sends you live Oʻahu listings. It’s at chat-teamwonghawaii.com. You can also browse MLS-listed homes on this site at Oʻahu homes for sale. This page stays focused on what developers are selling.

How releases actually work

New construction on Oʻahu doesn’t sell like resale. Developers release homes in batches — a price sheet covering anywhere from a handful to a few dozen homes — every 30–60 days per selling neighborhood. Sheets go to interest lists and brokers first; popular Hoʻopili releases have sold out in days. Reserving usually takes a prequalification letter and a deposit (for example, $5,000 earnest money in D.R. Horton’s September 2026 Nanahea release; ask each sales office for its current amount), and Koa Ridge distributes through its Advantage Program before anything is public.

A release is also not a finished home. Move-in typically runs 3–9 months after contract, and “selling now” can mean model homes, homes under construction, or dirt with a floor plan attached. That’s why every row above carries a date — the honest answer to “what’s available” changes weekly.

FAQ

What new construction is for sale on Oʻahu right now?

New homes are selling at Hoʻopili in ʻEwa, Koa Ridge in Central Oʻahu, Kaʻulu in Kalaeloa and Kekainani at Hoakalei, and in urban Honolulu condo towers at Ward Village, Kuilei Place and Our Kakaʻako (Kahuina, Kaliu and Ālia). Which neighborhoods are open, and at what price, changes with each release. The board above shows the date we checked each one, and each development page carries its current status.

Are there any new condo developments in Kakaʻako?

Yes. Ward Village lists Mahana, ʻIlima, Melia, The Launiu and Kalae as Now Selling (checked October 30, 2026). In Our Kakaʻako, Kahuina is selling, including HHFDC homes for income-qualified buyers; Kaliu has been selling since 2025 but has not started construction; and Ālia is under construction. Waiakoa is planned and not yet selling. Each development page carries its current status.

Who are some reputable new home builders in Honolulu?

The active developers on Oʻahu right now are D.R. Horton (Hoʻopili), Castle & Cooke (Koa Ridge, founded in Hawaiʻi in 1851), Gentry Homes (Kaʻulu), Haseko (Hoakalei), Howard Hughes (Ward Village), Kobayashi Group (Kuilei Place, Ālia), and ProsPac Holdings (Kaliu). All are established operators with delivered projects you can walk through.

What’s still available at The Park Ward Village?

Not much. The Park delivered June 2, 2026, and Howard Hughes reported it 97% sold as of June 30, 2026, with the rest held as developer inventory. Ward Village now lists it as Completed, so ask the sales gallery whether any developer units remain; otherwise look at resales. ʻIlima and Melia broke ground on September 28, 2026 and are still selling.

Anything available at Koa Ridge?

Yes. Castle & Cooke lists Lau Leʻa and Walea II (condo townhomes), Keʻolu (income-restricted townhomes), Puaola (paired homes), and Mau Loa and Nanea III (detached single-family condos) as available, all fee simple (checked October 30, 2026). Its FAQ page still names only four, so confirm the current release with the sales office. Releases go to Advantage Program members first; see the Koa Ridge page for current pricing.

Is it complete yet? / Is it still being built?

Depends on the project, and the stage label on each row above answers it. Rule of thumb for Oʻahu right now: Hoʻopili and Koa Ridge are mid-buildout master plans (homes deliver 3–9 months after your contract); Kalae and The Launiu (Howard Hughes estimates 2028), Ālia and Kuilei Place are towers under construction; ʻIlima and Melia broke ground in September 2026; The Park is complete; and Kaliu has not started construction. Kuilei’s July 21 developer update estimates completion in early 2028; confirm your residence’s closing and move-in schedule.

Want a hand? How we work

Quick, factual version: at most projects on this board the developer compensates the buyer’s agent, so your own representation usually adds nothing to your cost — each builder sets its own policy per project (Gentry publishes a 2% cooperating-broker fee at Kaʻulu; others confirm at the sales office), and we verify the current terms with you before your first visit. What an agent changes is timing and fit: we track the release calendars, read the price sheets the morning they drop, and tell you plainly when a project is the wrong fit. More on how we work: How we work.

Price sheets change weekly — want to know the moment the next one drops? Text the Team Wong line at (808) 427-9572 and tell us which community you’re watching — a Team Wong agent will keep you posted.
